How To Know What Your Home Is Worth – Free Property Appraisals

What is a Property Appraisal?  When you decide that you are going to sell your home, a home appraisal will give you an estimated price for your home within the current market. This process allows us to expertly understand what your home is worth, and what the best price will be to list it at to ensure that it sells as quickly as possible while delivering you the market value. A property appraisal takes into consideration all properties that have sold in the area that are comparable. We try and match your home to others that have sold considering the structure and condition of the home, as well as wider market trends and current competition.  What is Involved in a Property Appraisal?  This process takes a lot of aspects into consideration. Firstly, what are the current market trends, and is the market overloaded with homes or is it reasonably quiet? Secondly, what is the size and layout of the block your home is built on, as well as the size and layout of the home. For example, are the bedrooms quite large, is the living room open-plan, and does it have an outside space for entertaining, and a garage that is lockable? How modern is the interior and how new are the fixtures and fittings? We may give you some recommendations for improvements to increase the market value, if you are open to suggestions.  We also take into consideration during an appraisal who the potential buyers are and what they are looking for within the area. We spend a lot of time talking to people who are looking to purchase so we can give you a lot of insight around this. There might be a big demand for family homes, or on the reverse, smaller homes for older people looking to down-size.  Location is also a big factor taken into consideration when conducting an appraisal. Location matters – and this includes the street your home is on, the suburb, schools nearby, facilities or how quiet the area is compared to other locations.  Booking Your Property Appraisal Here is the process we follow when you book an appraisal with us:  Book your appraisal by contacting our sales team HERE. An appraisal is free and we will schedule a time to come and look through your home with you.  Don’t stress about presentation – we are looking more at the structure and layout of the home – not your laundry hanging on the line or your kids toys in the living room.  When we visit your home, allow a good hour for us to look around, ask you questions and give us as much detail about the history of the home as possible. We will answer any questions you might have during this visit also.  Once we have had time to evaluate your home, we will come back to you with a figure that we believe will align with current market value. This will be supported by documentation of our evaluation.  What next?  Once you are happy with your home's current market value and are ready for photography, we will then walk you through the process of getting your property ready for sale and list it on your behalf.  Ready to get started? 6 Steps To Consider Before Selling Your House

Choosing to sell your house is one of those crucial financial planning decisions that you experience in your lifetime. Proper preparation will go a long way when it comes to finally seeing your home listed on the market. Whether you are relocating for work reasons, making room for a growing family or downsizing into something more manageable these are some steps you can take to make sure your house is ready to sell, no matter what the economic climate or the season you may be in right now. Research your local market. One of the best things you can do before you do anything else is have a look at what is currently listed on the market and do some comparative research of properties that are similar to your own. This will allow you to see how other people are presenting their listings, what the average asking price is for your local area and the average number of days they have been on the market for. All of this allows you to be well-informed once you do start chatting with a local real estate agent and will set some standards to help you manage your expectations and financial budgeting. Set a reasonable asking price Pricing your home correctly from the beginning is essential for a faster, easier sales process. Try to remove the emotional attachments you have to your property and look objectively at the current market value. Talk to our team about getting a current market valuation done before you jump in. Improve Curb Appeal First impressions count! As soon as someone lays eyes on your property either from the street view or a listing online, you want to be making a good impression. A well-kept property usually helps people feel more comfortable that you, the current owner, have also cared for the house as well. Though significant landscaping may not play a massive factor in the final decision someone makes to purchase your house, it will draw people in to look further at your listing. Clear out and remove the clutter! We love to fill our homes with photos, furniture, knickknacks, drawings etc that help make a house feel like home. They make the house feel like your home and will limit the ability of a potential buyer to imagine what it would be like as their home. Remove all personal items and clear out any clutter around the house so that it feels more like a relatively blank canvas for a potential home buyer. Be sure to clean your home thoroughly, especially for a photo shoot or when you are having open inspections. Use social media to support the marketing we do on your behalf There is no doubt that social media these days is an excellent platform for exposing home buyers to your newly listed house for sale. We will do some of this on your behalf, but we encourage you to use the listing we create on our website and social pages and share it to the wider community who you are connected with. This will help the organic reach of your property and may expose your listing to people who have not currently considered in the initial marketing strategy. Understand the costs involved in the process There are a few costs involved in selling your house. Some of these include legal costs, real estate agency commission, marketing costs and government charges / transfer fees. Talk to our team today. We can help you understand the fees involved and work with you to come up with a sale price that is market competitive and covers the fees you will incur in the process so there are no surprises. These are some important first steps you can take if you are thinking about selling your house on the Eyre Peninsula. Even if you are not quite ready to list your house for sale right now, our team are more than happy to advise you on the best steps forward in the meantime. Get in touch today.
