What is a Property Appraisal? 

When you decide that you are going to sell your home, a home appraisal will give you an estimated price for your home within the current market. This process allows us to expertly understand what your home is worth, and what the best price will be to list it at to ensure that it sells as quickly as possible while delivering you the market value. A property appraisal takes into consideration all properties that have sold in the area that are comparable. We try and match your home to others that have sold considering the structure and condition of the home, as well as wider market trends and current competition. 

 

What is Involved in a Property Appraisal? 

This process takes a lot of aspects into consideration. Firstly, what are the current market trends, and is the market overloaded with homes or is it reasonably quiet? Secondly, what is the size and layout of the block your home is built on, as well as the size and layout of the home. For example, are the bedrooms quite large, is the living room open-plan, and does it have an outside space for entertaining, and a garage that is lockable? How modern is the interior and how new are the fixtures and fittings? We may give you some recommendations for improvements to increase the market value, if you are open to suggestions. 

We also take into consideration during an appraisal who the potential buyers are and what they are looking for within the area. We spend a lot of time talking to people who are looking to purchase so we can give you a lot of insight around this. There might be a big demand for family homes, or on the reverse, smaller homes for older people looking to down-size. 

Location is also a big factor taken into consideration when conducting an appraisal. Location matters – and this includes the street your home is on, the suburb, schools nearby, facilities or how quiet the area is compared to other locations.

Here is the process we follow when you book an appraisal with us: 

  1. Book your appraisal by contacting our sales team HERE. An appraisal is free and we will schedule a time to come and look through your home with you. 
  2. Don’t stress about presentation – we are looking more at the structure and layout of the home – not your laundry hanging on the line or your kids toys in the living room. 
  3. When we visit your home, allow a good hour for us to look around, ask you questions and give us as much detail about the history of the home as possible. We will answer any questions you might have during this visit also. 
  4. Once we have had time to evaluate your home, we will come back to you with a figure that we believe will align with current market value. This will be supported by documentation of our evaluation.

Once you are happy with your home's current market value and are ready for photography, we will then walk you through the process of getting your property ready for sale and list it on your behalf.
